I am sure glad to be back from Denver, time to start blogging again. The garden island of Kauai is a great place to take a vacation, but you may want to wait a little while before buying a condo or a house over there. The following numbers tell you why: The average cost for a Condo on the beautiful garden island of Kauai rose last month while the total number of sales has remained around the same. All the while, one-family unit sales plus prices dropped. Kauai has not been hit as hard as some of the other islands in terms of real estate sales the last few years, however. Looking at the big picture, while the total quantity of condo sales stayed about the same, the average cost has risen to a little more than a half million dollars, which is up by about twenty percent or so from $435,000 the previous year, states the highly respected Hawaii Information Service, a top-drawer outfit indeed.
In general, the total number of one family houses sales on Kauai has dropped to a mere 27, from thirty one in the corresponding month of the previous year. If you were thinking of buying a vacation condo it might be a better idea to just stay in a hotel for the time being untill the market gets a little better, perhaps in 6 months. Speaking of that, if you are visiting Denver and need a good Denver Hotel then let me recommend the Hilton Garden Inn there. It is an excellent Denver Hotel to be sure. It is also one of the better denver convention center hotels. Now back to the story at hand:
In general, thus far this year sales of 1 family units has numbered 130, down about a quarter or so from the previous year measured. The average total pricetag of a one family house for the initial 7 months of 2009 was about $470,000 or so which is down a little more than a quarter from the previous year measured.
That is a not a good sign for the local economy on Kauai.
For greater perspective on this, overall sales of these units from January to July fell about thirty-four percentage points to eighty-five total units, which is down from one hundred and twenty nine units from the previous year.
On the whole, the average price for a Kauai unit was $360,000, down thirty-seven percentage points. Everyone on kauai sure hopes the housing market will pick up soon, well almost everyone.
